Three things worth knowing:

  • Carpet area drives the price more than the BHK label. A large 3 BHK can cost more to furnish than a compact one.

  • These are furnishing costs. Civil work — plumbing, electrical rerouting, false flooring — is quoted separately.

Materials, decoded — where your money actually goes

Two quotes can differ by ₹3 lakh and both be "honest" — the gap is almost always in the materials. Here's the plain-English version of the choices that move your budget:

  • Shutter finish: laminate (durable, best value) → acrylic (glossy, premium) → PU paint (seamless, priciest, needs care). Most HSR homes are best served by matte laminate with acrylic on a feature run.

  • Core board: MDF (cheapest, avoid in wet zones) → BWR ply (good all-round) → BWP / marine ply (best for kitchen and bathroom units). Insist on BWP in the kitchen.

  • Countertop: granite (tough, budget-friendly) vs quartz (engineered, non-porous, more uniform — worth it on a daily-use kitchen).

  • Hardware: local vs Hettich / Hafele / Blum. This is where cheap quotes cut corners — branded soft-close hinges and channels are the difference between a kitchen that feels great in year five and one that sags.

Ask any studio to name the board, finish, and hardware brand in the quote. If they won't, that's your answer.
